Residential Property Administrator
Permanent, Full-Time Position | Based in Montréal
Akelius is seeking an organized and customer-service-oriented Property Administrator to join our team in Montréal, Québec.
Although this position is based in Montréal, it will provide administrative services and support to a portfolio of residential properties located in the United States.
The Property Administrator will work in partnership with the Property Manager to ensure that the business objectives of the assigned U.S. portfolio are achieved. The successful candidate will also ensure compliance with applicable legal requirements and Akelius standards.
As the position supports properties, tenants, and stakeholders in the United States, professional proficiency in English is required. Proficiency in Spanish is considered an asset.
Responsibilities
- Manage leasing and legal administration processes for the assigned portfolio
- Process rent payments and cheque requests
- Build and maintain positive relationships with tenants
- Coordinate with the Legal Department on tenant-related legal matters, hearings, and proceedings
- Prepare and process collections for delinquent accounts
- Maintain organized filing systems for tenant records
- Prepare and process rent deposits
- Manage vacant parking spaces, storage lockers, and other rentable amenities
- Communicate professionally with tenants, vendors, partners, and other stakeholders
- Perform other duties and special projects as required
Qualifications
- Bachelor’s degree in business administration, real estate, accounting, or a related field preferred
- Experience in residential or commercial property administration is considered an asset
- Professional proficiency in English is required, as this position provides services to properties located in the United States
- Proficiency in Spanish is considered an asset
- Excellent organizational and time-management skills
- Knowledge of tenant-related legal and administrative processes
- Ability to manage multiple tasks and competing deadlines
- Ability to take initiative, make sound decisions, and manage outstanding balances
- Ability to adapt to a constantly evolving environment
- Proficiency with Yardi Voyager

Language Requirement
Professional proficiency in English is required because this Montréal-based position provides administrative services to a portfolio of residential properties located in the United States. The employee will regularly communicate in English, both verbally and in writing, with tenants, vendors, partners, colleagues, and other stakeholders in the United States. The employee will also prepare, review, and process administrative documents and property-related records in English. The company has assessed the language needs of the position and determined that knowledge of English is necessary for the effective performance of these duties. Spanish is considered an asset but is not a requirement.

Akelius recherche une personne organisée, dynamique et orientée vers le service à la clientèle pour soutenir un portefeuille de propriétés résidentielles situées aux États-Unis.
Bien que le poste soit basé à Montréal, la personne travaillera principalement avec des locataires, des fournisseurs, des partenaires et des collègues aux États-Unis.
Responsabilités
- Gérer les processus administratifs et de location du portefeuille assigné
- Traiter les paiements de loyers, les encaissements et les demandes de chèques
- Assurer le suivi des comptes en souffrance et des dossiers de recouvrement
- Maintenir des relations professionnelles avec les locataires et les fournisseurs
- Coordonner les dossiers juridiques liés aux locataires
- Tenir les dossiers et les systèmes de classement à jour
- Gérer les espaces de stationnement, les casiers et les autres espaces locatifs vacants
- Participer à différents projets administratifs selon les besoins
Profil recherché
- Diplôme en administration des affaires, en immobilier, en comptabilité ou dans un domaine connexe, de préférence
- Expérience en administration immobilière résidentielle ou commerciale, un atout
- Excellentes compétences organisationnelles et capacité à gérer plusieurs priorités
- Autonomie, initiative et bon jugement
- Maîtrise de Yardi Voyager, un atout
